Cancellation Policy

Once a booking is confirmed, it is non-refundable. This applies all year round, in every season. Please make sure your dates are final before you confirm.

What this means in practice

• The policy is the same in every season — low, high, peak and event dates alike.
• It applies from the moment we confirm your booking in writing, not from your arrival date.
• Before that moment nothing is committed: an enquiry reserves nothing and costs nothing.

Date changes

Moving a confirmed stay to other dates is not a right under this policy. Ask us and we will tell you honestly whether the calendar allows it.

The damage deposit

The refundable damage deposit is separate from the rate and is returned after check-out, less the cost of anything damaged or missing.
