Villa management for owners

Astra Asset Advisor is a property management company based in Phuket. We run the four villas at Amber Kata end to end: listing and pricing, guest handling, housekeeping and maintenance, and a statement to the owner every month. The owner is not involved in the day-to-day running.

What we do

• Listing and marketing on Airbnb, Booking.com, Agoda and Trip.com, alongside direct bookings through this website.
• Pricing kept in step with the property management system, adjusted by season and by how the calendar is filling.
• Guest enquiries and in-stay messages, every day of the week.
• Housekeeping, linen, pool and garden care between every stay.
• Check-in, check-out and on-site support while guests are in the villa.
• A monthly owner statement: occupancy, revenue and an itemised account of what was spent.

How it works

• We visit the property and come back with a proposal: what it can realistically let for, and what needs doing before it goes to market.
• We prepare it: photography, listing copy in English and Chinese, channel set-up and the opening rate ladder.
• It goes live. We take the bookings, look after the guests and send you a statement on a fixed schedule.

Who it is for

This suits owners of villas and apartments in Phuket who want the property let and looked after without being on the island themselves. We take on only what we can service properly, so we look at each property before we commit — and if it is not a fit, we will say so.
