1. What this website is

This site lets you check dates and see a price. It does not complete a booking. Sending an enquiry reserves nothing, and a price shown on screen is an indication until we confirm it in writing.

2. When a booking exists

A booking exists only once we have confirmed it to you in writing and the agreed payment has been received. Until then the dates remain open to everyone.

3. Prices

Prices are quoted per villa per night in Thai Baht. Rates exclude taxes. Minimum-stay lengths vary by season and are shown with the price. Availability and rates come from our booking system and may change until a booking is confirmed.

4. Payment and deposit

A refundable damage deposit of ฿10,000 applies to every stay. Payment terms are stated in your confirmation. The deposit and the payment schedule are to be finalised with counsel.

5. Cancellation

Once a booking is confirmed, it is non-refundable. This applies all year round, in every season. Please make sure your dates are final before you confirm.

6. Use of the villa

The house rules form part of these terms. The guest named on the confirmation is responsible for everyone in the party and for any damage beyond normal wear.

7. Things outside our control

We are not liable for interruptions caused by events outside our reasonable control, such as utility outages, weather or action by a public authority. We will always try to find a workable solution.

8. Governing law

These terms are governed by Thai law. To be confirmed with counsel.
